Preparing to rent your property
When prospective tenants view your vacancy, we want the property to look its best in order to compete with area rentals. Our team will view your home and issue a property maintenance report complete with a rental market survey. You will be contacted to discuss the details of your property, including any necessary maintenance work.
Setting the rent
Supply and demand determines the rental value of your property. If there are multiple rentals available in the area of your property, it is necessary to be very competitive. If very few are for rent in the same area, it can make it easier to fill your vacancy.
How long will the property be vacant?
This is the most commonly asked question we receive from owners. Unfortunately, there is no way to predict how long a property will remain on the market, even in the best market conditions. Nevertheless, we work diligently to rent your property as quickly as possible. Remember that the most important objective is to have quality tenants.
Property management companies can rent properties out quickly if they do not have standards for obtaining good tenancy; however, bad tenants will only create more expense through issues such as, but not limited to, late rent payments and non-sufficient funds fees. Unfortunately, this may also lead to unwanted, and unnecessary, vacancies.
Waiting for the right tenant is worth the additional time it may take to rent out your property. At Madrona Coast Management Inc., this process will never be rushed.
